Karrinyup is a third bushland, golf course and reserve, from Lake Karrinyup Country Club on the east to Trigg Bushland on the west. That much habitat next to a mostly 1960s and 1970s housing stock makes it one of the busier suburbs on our run.

Karrinyup grew quickly from 1957, first south of Karrinyup Road, then north as the Mitchell Freeway reached Karrinyup Road in the early 1980s. The core housing is brick and tile from the 1960s and 1970s with timber roof framing, and a steady wave of knock-down rebuilds into large two-storey homes around the shopping centre and St Mary's. The ground is Spearwood dune country: yellow sand over Tamala limestone, with the older white Quindalup sand still at the surface in parts of Trigg Bushland north of Karrinyup Road. Limestone close to the surface means termite management systems are usually drilled and injected rather than trenched, and the limestone's moisture pockets keep subterranean termites active through a Perth summer.
Roughly a third of the suburb is open space. Lake Karrinyup Country Club and the Hamersley public course to the north-east carry a wetland at their centre, Trigg Bushland Reserve on the west is tuart, marri and jarrah woodland over parabolic dunes, and the reserves between them give rodents, native cockroaches and spiders a continuous corridor.
