Madeley was still market gardens and small rural lots when the City of Wanneroo carved it out of Landsdale in 1998, and most of the housing went up from 2001 onwards in a fast run of single-lot detached homes. That means concrete slabs, double brick or rendered brick veneer, steel or timber roof trusses, alfresco areas and paving hard against the slab edge, and a lot of retic. The ground is yellow Spearwood sand on the Wanneroo Road side grading to greyer Bassendean sand toward Gnangara Road.
