Urban development in Mullaloo began in the late 1950s, which makes it the oldest housing on this stretch of coast. The original beach houses along Oceanside Promenade and the streets behind it were modest brick and fibro on timber framing, and while many have been replaced by large two-storey homes near the Mullaloo Beach Hotel, plenty of the first generation survives inland toward Marmion Avenue. Both Mullaloo Heights and Mullaloo Beach primary schools sit among 1970s brick-and-tile on strip footings. The ground is white Quindalup dune sand at the beach and yellow sand over Tamala limestone on the rise, and it is the limestone pockets that hold the moisture subterranean termites need when the sand is dry.
Tom Simpson Park and the dune reserve along Mullaloo Beach are the suburb's rodent reservoir. Rats work the foreshore and the hotel precinct year-round and move into roof spaces along Oceanside Promenade and Koorana Road when the sea breeze turns cold.
